Property Summary

A spacious and sympathetically restored village house with a pretty terraced garden and stunning views.

This charming house is situated on the corner of a quiet street at the edge of the pretty village of Bugarach. Although only a small village (220 inhabitants), Bugarach boasts a lake for swimming and fishing, two restaurants, a café, potteries and galleries. The ancient chateau operates as a heritage centre and the village has a busy schedule of events throughout the year, including a popular Friday night market in the summer. The area is favoured by cyclists, walkers and bird watchers and is home to many artists and musicians.

The house has been refurbished by the current owners but hasn't lost any of its character and rustic charm. The spacious accommodation is over four floors; the ground floor has a shower/wc and basic kitchen facilities and is not currently used as living accommodation.

The first floor has a large bright sitting room with a wood burning fire and views to the street below and back towards the village. Glass doors lead through to the well equipped kitchen and open plan dining room. From the kitchen steps lead to the pretty terraced garden, filled with roses, wisteria and iris.

The second floor has a good size landing, a bathroom and two bedrooms. The larger bedroom has a balcony overlooking the garden with stunning views of Pic de Bugarach.

A staircase leads to the attic which has been converted into two smaller bedrooms and a mezzanine over the large second floor bedroom.

The flexible multi fuel heating and hot water system can be fuelled by the wood burning stove in the kitchen which has a back boiler, solar panels on the roof or electric. This system offers great efficiencies throughout the year. The house is partially double glazed and on mains drains.

To the rear of the house the pretty terraced gardens offer shade from the sun and a lovely area to dine. Steps lead up to a large flat area of garden previously used for growing vegetables. A swimming pool could easily be sited here, subject to the necessary planning consents and should it be required. The gardens carry on up the gentle hill to an further field with spectacular views of the surrounding countryside and the village. In total the house has just over 3000m2 of land!
